  1.  Where are the projects of Roxaco located?

Majority of Roxaco’s projects are located in Western Batangas,  specifically in Nasugbu and Balayan.  There are also projects located at Imus, Cavite. Roxaco's projects are developed either on it's own or with reputable joint venture partners.

  2.  What are the offerings of Roxaco?

Roxaco offers residential resorts, lot only developments, house and lot developments for sale, and commercial spaces available for lease.

 3.  Why should I consider you from all the companies offering the same packages?

Roxaco is in the business of building value through the creative transformation of real property.  Our projects offer a wide spectrum of properties designed to cater to families from all economic walks of life.  We work hand in hand with some of the finest experts in their fields; some of the best minds who help us create value for the customer.

  4.   How can I view and visit a particular Roxaco project?

  5.  Can a foreigner buy an open lot/house and lot from Roxaco and have the property titled to his name?

Yes, a foreigner can own a parcel of land in the Philippines as long as:
a) He is a former natural-born Filipino who subsequently acquires foreign citizenship;
b) He is married to a Filipino spouse and the land is acquired by, and titled in the name of, his spouse; and
c) He is a shareholder in a corporation with foreign equity not exceeding 40%, and the land is acquired by, and titled in the name of,
    the corporation.

  6. How do I acquire a property from Roxaco?

  7. Can I purchase a property even if I’m abroad?

Yes.  You can issue a special power of attorney to an individual in the Philippines you authorize to transact with us in your behalf.  Roxaco can e-mail or send through courier any of the sales documents you need to evaluate and sign.  However,you will be responsible to send us back the signed documents for processing.

  8. How much do your properties cost?

Our open lot packages are very affordable with lot sizes ranging from a minimum of 100 square meters up to any lot size desired by the buyer.  Click here  for information about our residential resort packages.  For house and lot packages contact sales@acmhomes.com.

  9.   Who operates the water and power system?

Water and power for all projects are provided for and operated by the local power district or cooperative.  Except for Balayan where the local water district does not provide for such, water is sourced internally through a system of deep wells, chlorinated, and stored in an overhead water tank.

  10.  Is there an existing and duly registered Homeowners’ Association?  Is membership mandatory?

Except for the projects under development, there are existing Homeowners’ Associations duly registered with the Housing and Land Use Regulatory Board.  Membership is mandatory upon payment of 50% of the Total Contract Price.  Monthly dues are set at a certain amount per square meter of the property purchased.

 11.  Can I be an officer of the Homeowners’ Association?

A lot buyer can be elected as an officer or director of the Homeowners’ Association subject to certain conditions.

 12.  When and how can I start to build a house on my lot?                  

A lot buyer can start house construction upon 1) payment of  50% of the Total Contract Price or if the lot purchased is paid in cash, and 2) payment of the required monthly Homeowners’ Association dues.

Prior to house construction, architectural plans and designs should be submitted to the House Construction Committee of the Homeowners’ Association or in it's absence Roxaco for evaluation and review.  This is to ensure that house construction plans and designs comply with the deed of restrictions and house theme of the particular subdivision.  Roxaco will provide recommendations should there be any changes to the lot buyers’ architectural plans and designs.

 13. What are the financing options available?

The financing scheme currently available for Roxaco's open lot subdivisions is through In-House Financing ranging from 18 months to five years.  However, no down payments need to be made on our open lot subdivisions in Nasugbu and Balayan.  Pay only the required fee of Php11,000 or Php16,500 upon reservation.  Monthly payments of the amortized balance begins 30 days after payment of the required reservation fee.

  14. Where can payments be made?

Payments can be made at any of the following Roxaco Offices:

Payments can be made either in cash or check.  An official receipt will be issued accordingly.
Payments can also be deposited to the account of Roxaco Land Corporation  through the following banks:

Present the bank validated deposit slip to any Roxaco office.  An official receipt will be issued accordingly.

  15. If I am based abroad, how can payments be made?

If you are based abroad, you have the following options:

  • Authorize a representative in the Philippines to pay on your behalf
  • Via telegraphic transfer to any of the authorized banks listed above.  However please inform us through e-mail at info@roxaco.com or click here to visit our Contact Us page.
  • Prospectively, payments can be done through remittance centers in selected cities abroad.

 16. What documents are needed when buying a Roxaco property?

The following documents are required when purchasing a Roxaco property:

For both Individual and Corporate Buyers

    Reservation Application
·    Lot Buyer’s Information Sheet

Additional Requirements For Individual Buyers only
·
     Valid ID with signature
·
     Current Community Tax Certificate
·     If Single Proprietorship name is to appear in the sales contract, certificate of DTI Registration and Business Name

Additional Requirements For Corporate Buyers only
·     Valid ID with signature (of the signatory/ies)
·     Community Tax Certificate (of the signatory/ies and purchasing entity)
·     Articles of Incorporation/Partnership, By-laws
·     Notarized Corp. Secretary’s Certificate or Managing Partner’s Certificate attesting to a board resolution authorizing purchase
      of the property
and designating signatories.

 17. What are the documents Roxaco will provide me?

Upon reservation, you will be given a copy of the signed and approved reservation application.  After payment of the first monthly amortization, the contract to sell and deed of restrictions will be signed, with the notarized copy given to you within a reasonable period of time.

  • Official receipts are issued every time a payment is made.
  • The Deed of Sale is processed upon full payment of your property.
  • The Property Titles and Tax Declaration are processed and delivered to you within a reasonable period of time.
